Can a foreign national get a mortgage in the U.S.?

Yes, in many cases. Foreign national loans are made for buyers who live outside the U.S. Eligibility depends on your country, the property, and the loan program. We finance properties in the states where Neil is licensed. Message us on WhatsApp and we will tell you which program fits.

Do I need U.S. credit to buy property in the U.S.?

Not always. Many of our foreign national programs do not require a U.S. credit history. Some programs do, or they ask for a credit report or a reference letter from your bank at home. We will tell you what your program needs before you start.

Do I need to show income to get a foreign national mortgage?

Not always. Many of our foreign national programs require no income documentation. Some programs do require it, depending on the property and the loan. When income documents are not required, the lender looks at other things, such as your down payment, your reserves, and, for a rental property, the expected rent.

Do I need a Social Security number?

No. Foreign national programs do not require a U.S. Social Security number. You will typically use your valid passport. Some programs may ask for other documents, and we will tell you before you start.

Can a foreign national buy a house or townhome in the U.S., not just a condo?

Yes. Our foreign national programs cover single-family homes and townhomes as well as condos and condotels, in the states where we're licensed. Requirements depend on the property type and program, so message us and we'll tell you what applies.

Can I buy a condo in Miami as a foreigner?

Yes, in many cases. Foreign buyers purchase condos in Miami often, with cash or with a loan. The building must also meet the lender's rules, and many Miami buildings do not meet standard rules. We review the building early, so you know where you stand before you sign.

Can I buy U.S. property through an LLC?

Yes, in many cases. Many foreign national programs let you buy through a U.S. LLC. The way you own the property affects your taxes, so speak with a tax advisor who works with international buyers first. We do not give tax or legal advice.

Do I need to be in the U.S. to close?

Not always. Many closings can be signed from your country, at a U.S. embassy or consulate, or with a notary. Some lenders and title companies have their own rules, so we confirm your options early.

How much down payment does a foreign buyer need?

It depends on the program, the property, and your country. Foreign national loans usually need a larger down payment than loans for U.S. residents. Most programs also ask for reserves, which is money left in your account after closing. We will give you the exact amount for your situation after one conversation.
